My husban209 Ilderton picd and I have sold many, many homes over the last 35 years of marriage.  In fact we moved on average every 2.5 years for almost 30 years.

  1. Get professional pictures taken.  We had a house under contract, (my first listing), in 3 days by hiring a professional to take pictures of the home.  Pictures DO make a difference especially with all the competition and buyers per-viewing homes online.  Small cost for a big return.
  2. Cut down on the clutter!!! Get rid of everything that you do not absolutely need, that includes the kiddos toys.  Believe me it helps, not only in presenting your home in the best light, but it gets you started with packing!  Win Win!.
  3. Take down your family pictures, ALL of them.  Buyers want to see themselves in the space, not your family.  Facilitate that by taking all the personal touches out of your home.
  4. Stage your home, show potential buyers of your home how they can use the space. You can do this easily by editing down your furnishings.
  5. Keep your home clutter-free during showing and CLEAN, CLEAN, CLEAN!!! Hire a cleaning service if you can afford it to come in every couple weeks for a professional cleaning.
